AIS Technology is an engineering company that makes buildings smarter, safer and cheaper to run. From its base at Bulebel Industrial Estate in Żejtun it designs, supplies, installs, commissions and maintains building automation, security, time and attendance and Internet of Things systems for organisations across Malta and Gozo. It has worked in the field for more than 35 years, and its customers include hotels, factories, offices, hospitals, schools and government bodies.

Most UK readers will meet this kind of technology without noticing it: the electronic key on a hotel room door, the lift that only responds to a staff card, the room that cools down just before you arrive. AIS is one of the firms behind those systems here. It is listed on VisitMalta.co.uk with our other IT companies in Malta, and it is most relevant to business owners, property managers, hoteliers and facilities teams who need technical work done locally.

Who AIS Technology is

AIS builds each project around the client, from start to finish. A project can run from the first consultation and site survey through system design, equipment supply, installation, configuration, testing and commissioning, then user training, handover documents and ongoing support. Keeping all of that under one roof means a client deals with one team rather than several contractors, and the same engineers who survey the site are on hand when something needs adjusting later. Standalone installations and large multi-system deployments are both part of the work.

Four values run through its material: passion, agility, compassion towards staff and a willingness to push boundaries. The team also works with consultants, architects, engineers, developers and contractors during the planning stage of larger projects, helping to define technical requirements and compare options before the specification is fixed.

AIS lists vacancies on its website, so if you are an engineer or technician moving to the island, it can be worth looking at alongside agencies such as Accelerate Finance and Legal Recruitment.

Building automation and energy management

Building automation is the company's flagship line. A building management system, or BMS, is a central platform that monitors and controls services such as air conditioning, lighting, energy meters, pumps and other plant. Sensors and controllers feed information into web-based software, which shows operators alarms, trends and schedules, and applies control rules automatically. Where equipment is compatible, a BMS can also draw in generators, water meters and fire-alarm status. AIS has installed one that controls the temperature in a hospital's operating theatres.

Related products include electrical submetering for multi-tenant buildings and intelligent lighting control. Lighting typically accounts for around 40% of the energy used in homes and buildings, so the options range from efficient LED fittings to DALI systems that adjust lighting by scene and schedule. A smart utility monitoring service collects electricity, water and gas readings over wireless links and presents them in an app, replacing manual meter logging and flagging faults.

Malta's long, hot summers put heavy demand on cooling, which is why energy control matters here. Our Malta weather guide shows how high summer temperatures climb, and that gives a sense of the load these systems are designed to manage.

Hotel room energy management

A Room Energy Management System, often called a guest room management system, puts a controller, occupancy and door sensors and central software into every room. It reads whether the room is occupied and adjusts air conditioning, lighting and, where needed, water systems. When nobody is inside, non-essential loads are switched off or set back. When the guest returns, the room goes back to its comfort setting, and it can be prepared before check-in.

Reception and housekeeping benefit as well: staff can see which rooms are occupied, which avoids unnecessary knocks on the door, and maintenance teams get a live view of every room from one screen. A well-designed system can typically cut guest room energy use by 10% to 30%, with the biggest savings where heating and cooling, lighting, occupancy detection, window contacts and guest status are fully linked.

AIS has fitted these systems at Pergola Hotel and Spa, where it manages energy and lighting across 106 guest rooms, and at 1926 Hotel, Mellieha Holiday Centre and Iniala Harbour House. If you are choosing a stay yourself, our guides to hotels in Malta and hotels in Mellieħa are the place to compare options, and where to stay in Malta explains the areas.

Security, CCTV and access control

AIS delivers Extra Low Voltage, or ELV, systems: the low-power security and communications equipment inside a building. The scope covers CCTV, access control, video intercoms, intruder alarms and electronic locking, as well as gates, turnstiles and vehicle barriers with automatic number plate recognition. Systems can run on their own or be linked, so that an access event is tied to recorded video, or the same card that opens a door also clocks a member of staff in.

Access control can use cards and key fobs, PIN keypads, fingerprint, face or hand readers, or mobile credentials, and it works in lifts as well as at doors. Online systems are managed from a computer or phone and can link to Active Directory. Offline units are wired to a single door panel and need no network. For hotels there are electronic door handles that let guests enter their rooms with ease. A video intercom lets tenants see visitors and unlock doors from a mobile app.

Every ELV project follows a set path: requirements review, site assessment, design, coordination of cabling and power, installation, testing and commissioning, handover and training, then maintenance. AIS has also delivered an access system for Melita.

Time and attendance, IoT and coding

The time and attendance range combines clocking hardware with software. Punch clocks come in card, fingerprint, hand and facial versions, and the software tracks shifts, overtime and leave. It is designed to integrate with the payroll and HR systems Shireburn, Dakar and Talexio, which suits employers that already run those platforms. Parking solutions are available for car park operators who want to manage commercial parking more effectively, and the same card or face identity can be used to clock in and to open doors, which reduces administration.

On the IoT side, AIS offers smart waste monitoring, RFID inventory management, wireless temperature and humidity monitoring with real-time alerts, and indoor air quality sensors that track temperature, humidity, carbon dioxide and particulates. Alerts arrive in real time, which cuts down on manual checks and helps protect temperature-sensitive stock and equipment. There are also smart agriculture products such as livestock tracking and smart irrigation, plus IoT starter kits.

Finally, AIS is the Malta partner of Videojet for coding and marking. Continuous inkjet printers, thermal transfer printers and laser markers print batch numbers, expiry dates and barcodes on products, with local service, spares and consumables. Businesses that need hardware accessories for an office or shop can also browse electronics shops such as A-Store.

Who AIS works with and how to start

The company serves government departments, authorities and local councils, hospitality, manufacturing, commercial buildings, healthcare, education, retail and residential developments, across both Malta and Gozo. If you are exploring the smaller island, our Gozo guide gives the wider picture. Businesses new to Malta may also want help with the corporate side, and 8 Corporate Services is a nearby firm in our directory.

Preventative and corrective maintenance contracts are available, and in many cases new equipment can be connected to existing systems, so you do not always have to start from scratch. Quotations are offered for new installations, upgrades and replacements.

To begin, describe your building, site or problem in the VisitMalta.co.uk enquiry form on this page and we will pass your message to AIS Technology, whose specialists will reply to you directly to discuss your requirements.
