Short let management

Long lets and guaranteed rent

For owners who prefer a tenant on a longer agreement, the long-let service combines routine care of the property with a 24-hour emergency maintenance line, so tenants have someone to call whatever the time.

The subletting solution is aimed at owners who want certainty. Buena Vista rents the property from you under a lease and pays an agreed fixed amount each month, whether or not the property is full. The company then manages and sublets it on the short-term market, handling marketing, guest communication, bookings, check-ins and check-outs, cleaning and linen, routine inspections, maintenance coordination and regulatory compliance. It also reports on revenue so the owner can see how the property is performing.

Key holding for owners who are away

Many people who own a home in Malta spend only part of the year there. The key holding service was developed for them: the property is overseen by the Buena Vista team while you are abroad, whether that is for a few weeks or several months, and it avoids the cost of a full-time housekeeper.

The service includes weekly inspections of the property, with regular reports back to the owner and any problems put right as they arise. The inspections are also intended to keep the owner in line with the requirements of their insurer. A 24-hour alarm response and key holding arrangement means someone can get into the home day or night in an emergency, or for maintenance work outside normal hours.

The company also acts as the owner's single point of contact on the island. It collects and forwards mail, liaises with agents, makes sure bills and service charges are paid on time and calls on its network of trusted local contractors when something needs fixing. Cleaning, maintenance and interior design

Cleaning is handled by an in-house team and is not limited to holiday lets. The list includes changeover cleans and deep cleans for Airbnb properties, regular and deep residential cleaning, end of tenancy cleans, common area cleaning for lobbies, corridors and outdoor spaces, maid service, office and commercial cleaning, and post construction cleaning after building or renovation work. Supplies are restocked as part of the visit, and clients can request a quote for regular or one-off work.

The maintenance team deals with emergency, planned and reactive repairs on residential and commercial property. Its work includes electrical, plumbing and drainage jobs, refurbishment and redecoration projects, and upkeep of communal areas and shared facilities. The tradespeople are chosen for the quality of their work, reliability and customer service, and the company offers a free maintenance assessment to owners.

Interior design is available for homes that need to look their best for guests. Owner portal, guest app and how it starts

Owners get access to an online portal where they can follow a live calendar of bookings, check monthly statements and payouts, view figures such as occupancy, average daily rate and projected earnings, and block out dates for their own stays. Guests have a companion app with check-in instructions, house rules and how-to videos, a way to book extra services and see offers, and an AI chatbot for quick answers.

The onboarding process runs in clear steps. You first send details of your property and the sales team gets in touch. After the contract is signed, the property is registered with the MTA, and an inspector assesses it to see what interior design or maintenance is needed. Design or styling and any repairs follow, then professional photography and listing on the booking platforms.
