SOHO St. Julian's is a serviced office and coworking centre at the Punchbowl Centre on Elia Zammit Street in Paceville, part of the SOHO Office Space group. SOHO St. Julian's is a serviced office and coworking centre in Paceville, the busy entertainment and business quarter of St Julian's. It belongs to SOHO Office Space, the group behind three business centres on the island, and offers ready-to-use offices, desks and meeting rooms on flexible terms rather than a long traditional lease. Everything from furniture and Wi-Fi to cleaning and reception is included, under the Plug 'N' Play banner.

The centre suits anyone who needs a professional base in Malta without the cost and commitment of fitting out their own premises: freelancers and remote workers, start-ups, overseas firms opening a first office and established teams that want room to grow. On VisitMalta.co.uk it appears in our directory of business and corporate services in Malta.

The St Julian's centre

St Julian's is where the SOHO story began. The centre opened in 2013 as the group's first flagship and is still central to its operations. It sits at the Punchbowl Centre on Elia Zammit Street, close to restaurants, nightlife and the waterfront, in Malta's most developed business district.

The building has recently been upgraded. Members now have a rooftop entertainment space, a catering lounge, a gym and a set of modern meeting and Skype rooms, so the working day and the time around it can happen in one place. For people relocating to the island, that mix of desk, gym and social space can make settling in a good deal easier, and our guide to working remotely from Malta covers the wider picture for remote workers.

Private offices and coworking desks

Private offices of different sizes start from €800 a month at the St Julian's centre. They come furnished and serviced, which lets a team move in quickly and scale up or down as headcount changes, without signing a long lease or paying for an office fit-out.

For individuals there are two coworking options. A dedicated desk, from €325 a month, gives you your own fixed workstation with access 24 hours a day, seven days a week. It also includes reception services and office essentials, free gym membership, unlimited use of the Skype rooms and six hours of meeting room time each month. A hot desk is cheaper and more flexible: from €30 a day or €215 a month, you take any free seat in the hot desking area during reception hours and pay member rates for meeting and Skype rooms.

As a rough guide, a hot desk works well if you split your week between home and an office, while a dedicated desk suits people who want the same spot every day or need to work late and at weekends. Members across the group benefit from high-speed Wi-Fi, free water, tea, coffee and fruit, a kitchen, indoor parking, a secure server room, CCTV and alarm security, phone answering and regular community events.

Meeting and Skype rooms

SOHO's meeting rooms take groups of between one and ten people and can be hired by the hour by members and non-members alike. Every room at St Julian's has air conditioning, Wi-Fi, soundproofing, coffee, tea and water, and most also have a TV with HDMI cable, a webcam and privacy curtains.

The Metro and the Living Room cost €20 an hour, or €10 for members. The Tokyo room is €30 an hour, or €15 for members. The Pistachio Grove, the largest and most polished of the four, is €50 an hour, or €30 for members, and catering can be arranged on request. Four SMART Skype rooms, small private booths for video calls, cost €7.50 an hour and are free for members.

Larger groups can ask about rooms laid out in conference style, with rows of seats or a central table, for seminars, workshops and company meetings. If you are flying in for a day of meetings, our page on flights to Malta from the UK lists the main routes.

Gym, rooftop lounge and lunch

The St Julian's gym is new and fully equipped. Members can use it at any hour, join the free classes held during the working week, and freshen up afterwards in the showers and locker room.

Up on the roof, the lounge has a modern hardwood design, a fully stocked bar, a barbecue area and comfortable seating. It doubles as a place to unwind after work or to host important guests, and it comes into its own every Friday for after-work drinks. On sunny days members also take the daily SOHO lunch service up to the roof.

These perks are a large part of the SOHO approach. The founders set out to build a community rather than simply rent desks, and members can join events, networking sessions and activities both inside the centres and elsewhere on the island. For weekends away from the desk, our round-up of things to do in Malta is full of ideas, from historic cities and temples to boat trips and beaches.

Catering, events and a business address

SOHO Catering is run by the group's in-house private chef and can be booked with any of SOHO's meeting rooms and event venues. Packages cover a corporate breakfast, a corporate lunch, a barbecue and an open bar function, and the team also caters for client dinners, birthday parties and cocktail evenings. Breakfast options start at €10 a person, and sandwich platters of Maltese ftira, ciabatta and baguette cost €7 each, with a minimum order of 20 platters.

Not everyone needs a desk every day. A virtual office, from €65 a month, gives a company a Malta business address and mail handling, and its holders can still book meeting rooms whenever they need to see clients in person. Anyone still at the company formation stage may also want to read our page on Chetcuti Cauchi's company formation office, a short distance away in the same directory.

The wider SOHO network

SOHO was founded in 2013 by Michael Pedersen and Kris Petersen, two Danish expats who struggled to find suitable office space for their own business in Malta. They took on a bigger office than they needed, saw how much demand there was for flexible workspace, and built SOHO around it. Both remain directors of the business, which now covers more than 5,000 square metres and plans to take the brand to other cities.

Alongside St Julian's, SOHO runs two centres in Gżira. SOHO The Strand, on Triq L-Imsida, opened in October 2019 and is now the group's flagship, with four floors of Scandinavian-inspired design, a sauna, gym, bar and restaurant, terraces and a games area. The area is home to embassies and many gaming companies, as our guide to iGaming in Malta explains. SOHO Savoy Gardens, on Rue D'Argens, has its own meeting and Skype rooms. Members can move between centres as their business grows.

Moving a business to Malta with SOHO

For companies moving their headquarters or staff to Malta, SOHO offers an enterprise service. Its team can find a workspace in one of the existing centres or, for operations of 60 or more employees, search for suitable commercial property in the area you want. It can then design and fit out the new office with its own construction, maintenance and interior design specialists, and help run it day to day with cleaning, catering, maintenance and community events.

Through a network of preferred partners, SOHO can also introduce corporate service providers to deal with the bureaucracy of relocating, accommodation and car rental for arriving staff, and corporate lawyers to handle residence applications. Our UK guide to relocating to Malta is a good companion read, and visiting teams will find plenty of choice among the hotels in Sliema and St Julian's.

Whether you want a hot desk for a month, a private office for a growing team or a full headquarters project, the simplest first step is a short note setting out what you need and when. Use the VisitMalta.co.uk enquiry form on this page and we will pass your message on to SOHO, who can arrange a tour or a quote.
