Realhouse has 20 years of experience in the Maltese property market and looks after around 1,800 families and 150 condominia. The founder and director, Andrew Xuereb, handles administration and finance and leads the Building Management Section of the Malta Developers Association. Steve Ganado, managing director, coordinates daily inspections of the buildings under management and the works that follow.

The wider team includes an office manager, Giselle Micallef Grimaud, building and facilities managers, Duncan Overy and Glenn Saliba, and a property manager, Kris Catania, who runs the letting management and concierge division. Property management and rentals

Some owners only want reassurance that their property is looked after during long absences, while others want to rent out on long or short lets to earn from the investment. Realhouse tailors a package to either case. Typical elements include maintenance, with recommended works and several quotations for each job, and cleaning, from general housekeeping to outdoor areas and pools.

Rent collection covers taking the monthly rent and deposit and paying it to your account or as you instruct, with a record of rents, deposits and utility contributions. Utility bill management means paying water, electricity, telephone, cable TV and condominium contribution bills as you direct and reporting regularly. An inventory check before a lease begins records the contents of the property and helps settle any dispute about missing items at the end. Mail management safeguards post, makes it available for collection and forwards it when asked. Optional extras include tenant welcomes, regular inspections and key holding.

Condominium and commercial buildings

For apartment blocks, Realhouse inspects regularly, passes jobs to trusted service providers, and takes over the collection of funds and the chasing of arrears through its administration and accounts team. It has managed high-end condominia for many years, and building and facilities managers deal with reports from residents and tenants so that maintenance is attended to promptly.

The commercial service covers large offices and other business premises, including car parks. A tenant or director of a company based in Malta might therefore use the same firm for an office building and a private flat.
